I do not operate as a public marketplace broker. While REGNUM manages a curated portfolio platform, my personal role is focused exclusively on strategic advisory and off-market investor representation. I do not compete in the public listing market.

Special Property Finder – Fee Structure
The Special Property Finder service is a professional, mandate-based advisory engagement designed exclusively for qualified investors seeking access to off-market assets. This service is fee-based and pre-paid.
Following the initial confidential consultation and mutual alignment, the engagement is initiated through an upfront retainer fee, covering a defined mandate period and clearly specified scope of work.
This includes strategic advisory, targeted off-market research, market intelligence and direct investor representation.
The retainer fee is non-refundable and payable prior to the commencement of any acquisition-related activity.
This structure ensures exclusivity, commitment and the allocation of dedicated professional resources to each mandate.
Any success-based compensation, where applicable, is defined separately within the formal advisory mandate.

Special Property Finder – Professional Advisory Fee
This is an exclusive, mandate-based advisory service designed for qualified investors only.
A non-refundable advisory retainer fee of EUR 5,000 + VAT is payable in advance upon engagement.
This fee covers professional research, off-market intelligence, strategic positioning, confidential sourcing, and advisory activities, including cross-border market analysis and on-site evaluations where applicable. The advisory mandate is valid for 45 days. Any extension may be granted at the Advisor’s sole discretion. In the event of a successful transaction, a separate success fee applies, as defined in the Exclusive Advisory Mandate.
